Sell your propertyEvery Yuvello agent is an experienced local property professional running their own business, backed by a national brand, modern technology and a real team. You deal with one person from valuation to completion. The same person, every time.
Whatever you are trying to do with property, it is handled by one agent who owns the outcome.

Get a valuationA national network of self-employed agents who trade under their own names, backed by one brand.
How it worksIn a high-street branch, your property is one of many on a list, handled by whoever is free. The person who valued it often is not the person who views it, and rarely the person who negotiates it.
A Yuvello agent runs their own business. Your sale is their reputation, their referral and their income, so they answer the phone, they do the viewing, and they tell you the truth about the offer.
One is instant, one is accurate. Start with either. The online estimate takes seconds and commits you to nothing, and you can book the visit afterwards.
Your local agent visits, walks the property with you and gives you a considered figure with the comparable evidence behind it. They will also tell you what is worth doing before it goes to market, and what is not. This is the one that gives you an actual answer.
An immediate estimate drawn from recent local sales. Useful for a ballpark, for planning, or just for curiosity, but no algorithm knows you replaced the roof, so treat it as a starting point rather than an answer.

View profileThey told me the flat was worth less than the agent before them, and explained exactly why. It sold in eleven days at the number they gave me.
I dealt with the same person from the first viewing to the day I got the keys. After two previous purchases, that was new.
I have four properties and I no longer think about any of them. That is the whole review.
She talked me out of an offer that would have fallen through. It cost her the commission that month and saved me about four thousand pounds.
Two viewings on a Saturday and a Sunday morning, arranged around my shifts. No branch would have done that.
Not perfect - the survey stage dragged and I had to chase twice. But when I did, I got a straight answer rather than an excuse.
Yuvello is built for agents who want to go self-employed without going it alone. Trade under your own name, keep most of your commission, and get the brand, technology and support of a national agency behind you.
Your agent values the property, markets it, does the viewings and negotiates the offer. Not four different people. Not whoever happens to be in the office.
Most sellers are told what they want to hear at the valuation and then asked to reduce six weeks later. That costs more than an honest number would have.
A Yuvello agent gives you a figure they can defend with comparable evidence, and a marketing plan that gets the property in front of the right buyers in the first fortnight, when interest is highest and offers are strongest.
Your local agent visits, walks the property with you and gives you a considered figure with the evidence behind it. Free, and no obligation to go further.
Photography, floorplan and description. Your agent will tell you the small things worth doing first, and the expensive things that are not worth doing at all.
Live on the major portals and out to your agent's local buyer list. The first two weeks matter more than the next two months.
Accompanied by your agent, including evenings and weekends. You get feedback after every one, whether it is good or not.
Every offer is put to you with the buyer's position (chain, finance, timescale), so you are comparing more than headline numbers.
Your agent chases solicitors, surveyors and the chain, and tells you where things actually stand rather than waiting to be asked.
Most of what separates a good sale from a disappointing one is settled before the property goes on the market.
The most expensive mistake is the one made on day one.
A property priced above the market makes everything around it look like better value, and sellers who start too high usually finish lower than those who started at the right number. Too low costs you outright. Pricing is a judgement about market movement, demand, condition and location, and your agent should be able to show you the comparable evidence behind theirs.
Buyers price in every job you have left undone.
Visible maintenance makes a buyer wonder what else has been left. Clutter, tired decoration and weak kerb appeal all cost you at the offer stage rather than the viewing stage, which is why they are easy to miss. Your agent will walk the property with you and tell you what is worth doing, and what is not worth spending money on.
Plenty of properties are marketed adequately. Few are marketed well.
It starts with photography that shows the property at its best rather than simply recording the rooms. Staging and depersonalising change how a buyer responds to a set of pictures, long before anyone books a viewing, and your agent will tell you where that effort actually pays.
Being everywhere is not the goal. Being in front of the right buyers is.
The right mix of portal listings, local advertising and your agent's own buyer list. What matters is reaching the people who are looking in your area, at your price, and are in a position to proceed, rather than the largest possible number of people who are not.
Experience shows after the offer is accepted.
An inexperienced agent costs you money in ways that are hard to see: a price that was never tested, a buyer who was never qualified, a chain that nobody chased. Most sales that fail do not fail on the viewing. They fail in the weeks between offer and exchange.
The highest offer is not always the best one.
A lower offer from a buyer with nothing to sell and a mortgage agreed will often complete when a higher one does not. In a busy market you may get several offers and be asked for best and final. Your agent's job is to establish each buyer's position and tell you what each offer is really worth, not simply to pass on the biggest number.
Photograph to be supplied: an agent walking a couple through a property. Portrait or 4:3 landscape.
For most people the house is the largest thing they will ever own, and selling it is a transaction they do two or three times in a life. The agency you pick is the one decision that affects every other one.
Location matters, and it is not the only thing that matters. Presentation, timing, the asking price, how a buyer is qualified and how the chain is chased all move the final figure, and most of them are easy to get wrong if you have not done this for a living. Your agent's job is to make those calls with you rather than leave them to chance.
Free, no obligation, and no pressure to list. Instantly online, or in person with your local agent.
Usually within a few days, and often sooner, because your agent runs their own diary rather than waiting for a branch rota. Evening and weekend appointments are normal, not a favour.
The valuation is free and carries no obligation. If you decide to instruct us, the terms, including any tie-in period, will be set out in writing before you sign anything. [TERMS TBC]
One named agent, from the valuation through to completion. You will have their direct number.
Your agent will tell you honestly whether the issue is the price, the presentation or the marketing, and what changing each one would realistically do. A property that has been on the market a long time needs a different conversation, not a louder one.
[REDRESS SCHEME TBC]. Membership of a government-approved redress scheme is a legal requirement for UK estate agents and the details must appear here and in the footer before launch.
Not a list of promises. A list of the work, and the person who does each part of it. That person is your agent, from the valuation through to the day you hand over the keys.
Most agency service breaks down at the handovers: the person who values is not the person who views, and neither is the person who chases the solicitor. There is nothing wrong with any of them individually and the sale still falls apart.
A Yuvello agent runs their own business, so your file does not move. The same person values, markets, views, negotiates and chases. Everything below is theirs to deliver.
Every one of these is done by your agent rather than passed to a central team.
The photographs are the viewing most buyers will ever have.
Professional photography, a floorplan and a written description as standard. Your agent will tell you what to move, what to fix and what not to bother with before the photographer arrives, because that hour is worth more than most of what happens afterwards.
The first fortnight decides most of it.
Live on the major portals and out to your agent's own local buyer list on the same day. Interest is at its highest in the first two weeks and so are the offers, which is why launching before the marketing is ready costs money.
Done by the person who valued the property.
Every viewing is accompanied, never a key handover, and your agent is available seven days a week and outside office hours because that is when buyers can come. Where a property suits it, they will run an open house and put several motivated buyers through on the same day. You get feedback after every viewing, good or bad, without having to ask. [AVAILABILITY TBC: seven-day and out-of-hours cover is carried over from the RSPG service. Confirm it holds for every Yuvello agent before publishing, because a self-employed agent sets their own diary.]
Every offer with the buyer's position attached.
Interested buyers are qualified first: what they can borrow, what they have to sell and when they can move. That position comes to you alongside the number, so you are comparing offers rather than headlines. Your agent negotiates on your behalf and will tell you plainly when the highest offer is not the safest one.
The part that actually saves sales.
Once the offer is accepted your agent chases solicitors, surveyors and everyone else in the chain, and tells you where things stand rather than waiting to be asked. Most sales that fail, fail here.
The unglamorous part, done properly.
Identity and anti-money-laundering checks are a legal requirement on every seller and buyer, and your agent handles them. [EPC TBC: confirm whether Yuvello arranges the Energy Performance Certificate and whether the cost sits with the seller. A property cannot be marketed without one.]
A property gets one launch. What a buyer sees in the first fortnight is a set of photographs, a floorplan and a few hundred words, so those are worth doing properly rather than quickly.
Your agent commissions professional photography, a measured floorplan, a 360 degree virtual tour and a written description that covers the condition of the property and what is actually good about the area. Then it goes out everywhere at once.
[PORTAL MEMBERSHIPS TBC] Rightmove, Zoopla and PrimeLocation are contracts held per agency. Yuvello needs its own memberships before these can be named, and the same applies to the accreditation marks in the footer. Naming a portal you are not a member of is a misdescription.
These apply to every Yuvello agent. If one of them works differently, their profile has to say so.
The last one is a real commitment with a cost attached: referral fees are a normal part of agency income. Confirm Yuvello's position before publishing, and remember that any referral arrangement has to be disclosed to the client under the estate agency rules. [REFERRAL FEE POSITION TBC]
Four things, and none of them are optional. An estate agent is legally required to verify who you are and that the property is yours before it can be marketed, so gathering these early is what stops the launch slipping.
Usually the title deeds or an up-to-date register entry from the Land Registry. If the property is in more than one name, everyone on the title has to be party to the instruction.
A passport or driving licence for every owner. This is anti-money-laundering law rather than agency preference, and it applies to the buyer at their end too.
A recent utility bill or bank statement. Recent means within the last three months.
The terms you are agreeing to: the fee, the basis it is charged on, how long the agreement runs and how either side ends it. Read it before you sign it, and ask about anything that is not clear.
Yuvello charges a percentage of the sale price, payable on completion. No sale, no fee.
[FEE TBC] The percentage, the minimum fee, the VAT position and the tie-in period are all still to be confirmed, and all four have to appear before this page can go live. A seller comparing agencies will look for exactly these numbers, and an agency that hides them is assumed to be expensive.
Free, no obligation, and the figure comes with the evidence behind it.
A tailored search, early sight of what is coming to market, and an agent who will tell you when a property is not right for you.
Portals are good at showing you what is listed today. They are not good at telling you whether the asking price is realistic, what the neighbours are like, or which house has been quietly reduced twice.
Because Yuvello agents work their own patch, they know the answers to those questions, and they will give them to you straight, even when it costs them a sale.
Tell us the area, the budget and the things you will not compromise on. The last one matters most and is the one most people skip.
Properties that fit, including ones about to come to market. Not everything within a hundred thousand pounds of your budget.
Arranged around your week, with an agent who can answer questions about the property and the street.
Your agent helps you position it: price, chain, finance and timing all affect whether an offer is accepted.
Someone chasing the chain and telling you where it actually stands.
Sellers accept the offer most likely to complete, which is not always the highest one.
Stamp duty is usually the largest single cost on completion after the deposit, and it changes depending on whether you are a first-time buyer, moving home or buying an additional property. Put your price in and see the figure.
Register your search and your local agent will be in touch, including about properties before they are listed.
No. Registering a search with Yuvello is free.
Yes. Your agent's job is to get you into the right house, not to talk you into the nearest one.
Often, yes. Registered buyers hear about properties as they are being prepared for market.
The same agent can handle both, which means one person understands the whole chain rather than two people managing half of it each.
Enter the price, say which kind of buyer you are, and the figure updates as you type. It shows the working as well as the total, because the number is easier to plan for when you can see where it comes from.
£12,500
An effective rate of 2.78% of the purchase price
| Band | Rate | Tax |
|---|
Stamp duty is charged in slices. You do not pay one rate on the whole price: each band applies only to the part of the price that falls inside it, which is why the effective rate is always lower than the top rate you reach.
It is payable within 14 days of completion, and in practice your conveyancer files the return and pays it out of the funds you send them. Budget for it alongside your deposit, your conveyancing fees and your survey rather than treating it as an afterthought.
This calculator covers straightforward residential purchases in England and Northern Ireland. It does not handle mixed use or non-residential property, purchases of six or more dwellings, company purchases, linked transactions, leaseholds where rent as well as a premium is paid, or any relief other than first-time buyer relief. If your purchase is any of those, the figure here will not be right and your conveyancer will tell you what is.
Rates in force from 1 April 2025, checked against gov.uk on 6 September 2026.
Rates change at Budgets. Whoever maintains this site needs to check gov.uk against the band table in build_site.py after each one, and update the date shown above. A stale calculator on an agency site is worse than no calculator.
The figure here is a guide to help you budget. It is not tax advice and Yuvello is not a tax adviser.
Your conveyancer works out the stamp duty actually due on your purchase, files the return and pays HMRC. Confirm the figure with them before you commit to anything, and check it again if anything about the purchase changes.
Your local agent can tell you what else the move will cost, and what the seller's position actually is.
The properties that suit you best are often gone before they reach a portal. Register what you are after and your local agent will call you about the ones that match, including the ones that are not on the market yet.
A portal alert tells you a property has been listed. By then everyone else with the same alert knows too, and the best ones are often under offer before the first weekend of viewings.
Your agent knows what is coming before it is advertised: the vendor who has had the valuation and is deciding, the one waiting on a survey, the one whose sale fell through last week. If your requirements are on file and you are in a position to move, you are the call they make first.
It is free, it commits you to nothing, and you can tell us to stop at any time.
The more specific you are, the more useful the calls will be. Everything except your contact details can be approximate.
The agent who covers your area calls to go through what you have registered and fill in the gaps. Fifteen minutes, and it is the bit that makes the rest work.
Matching properties as they come up, including before they are listed. Not a daily digest of everything in the postcode.
Viewings are accompanied by the agent marketing the property, so you can ask why the vendor is moving and what the position on the chain is.
None of this is required to register. It is what sellers and their agents look at when two offers are close.
This duplicates the checklist on the Buying page. Decide which page owns it before launch rather than running both.
Your local agent would rather have a fifteen minute conversation than a form. Either works.
We market the property, find a tenant, reference them properly and set the tenancy up correctly. From the day they move in, the property is yours to run.
Let only suits a landlord who is close to the property, has the time to answer the phone, and either knows a reliable plumber or is one. It is the cheapest level because you are doing most of the work.
It is a poor fit if you live a long way from the property, travel, have a demanding job, or have never dealt with a tenancy before. The saving is real, but so is the three in the morning call about a leak, and so is the cost of getting a Section 21 wrong because the paperwork at the start was not right.
Most landlords who move up to a higher level do it after the first thing goes wrong rather than before.
Everything up to and including the day the keys change hands.
16 things, included in the fee
This is the part landlords tend to underestimate. None of it is difficult. All of it takes time, and some of it has legal consequences if it is missed.
The rent comes to you. If it stops, chasing it is your job, and so is keeping the records you would need if it ever went further than a phone call.
Finding the contractor, agreeing the price, getting access, and being contactable when the boiler fails on a bank holiday.
Periodic visits, written up, with photographs. Without them you find out about a problem when the tenant leaves.
Diarising the gas safety check, the electrical report and the licence renewal, and getting each one done before it lapses.
Check-out, the dilapidations assessment, negotiating deductions and dealing with the deposit scheme if the tenant disputes them.
Serving the right notice, in the right form, at the right time. Get this wrong and you start again, months later.
These sit with you as the landlord whoever actually carries them out. On this service level we can do some of them for you, but the liability does not transfer, so it is worth knowing what they are.
[LEGAL REVIEW NEEDED] This list is a plain-English summary of the position in England and is not legal advice. Requirements differ in Wales and Scotland, and they change. Have it checked and dated before launch, and add who is responsible for each item on each service level once that is settled.
[FEE TBC] The management fee for this level, what it is a percentage of, and whether it is quoted inclusive of VAT are all still to be confirmed.
A letting agent in England has to publish its fees, its client money protection and its redress scheme membership on its own website. That is not optional and it cannot launch without them.
Talk it through with your local agent. Moving up a level later is straightforward, but it is cheaper to start at the right one.
Everything in let only, and then we collect the rent every month, chase it the day it is late, and send you a statement you can hand to your accountant. The property itself stays yours to look after.
Rent collection suits a landlord who is happy to deal with the property but does not want to deal with the payment. Chasing money from someone living in your house is uncomfortable, and it is easier when the request comes from an agent rather than from you.
It also suits anyone who has had an arrears problem before. Arrears are a process rather than an event: the earlier and more consistently it is chased, the less likely it is to become a possession case. A tenant who knows the rent is monitored behaves differently from one who knows it is not.
If repairs are the part you dread rather than the money, fully managed is the level you want instead.
Everything in let only, and then the money handled for as long as the tenancy runs.
21 things, included in the fee
The money is handled. The building is not.
You are still the person the agent rings when the boiler fails, and you still arrange the contractor and the access.
Periodic visits and the written record of them remain yours to organise.
The gas safety check, the electrical report and any licence renewal are still yours to diarise and book.
Check-out, dilapidations and the deposit negotiation stay with you.

A letting agent in England has to publish its fees, its client money protection and its redress scheme membership on its own website. That is not optional and it cannot launch without them.
Fully managed adds the day-to-day running of the property to everything here.
Everything in the other two levels, plus the day-to-day. Repairs, inspections, compliance dates and the end of the tenancy are all handled. For most landlords this is the level that makes a rental property behave like an investment rather than a second job.
Fully managed suits a landlord who wants the income without the operational load: anyone who lives away from the property, works full time, holds more than one rental, or simply does not want to be the person a tenant calls at the weekend.
It is also the level that protects you from the expensive mistakes. Most of what goes badly wrong for landlords is not dramatic. It is a gas certificate that lapsed, an inspection that never happened, a notice served in the wrong form, a deposit that was not protected in time. Those are calendar problems, and a managing agent is in large part a calendar.
The fee is the highest of the three. Weigh it against your own time and against the cost of one thing going wrong.
Everything in the other two levels, plus the running of the property from check-in to check-out.
33 things, included in the fee
Very little, but not nothing. Anyone who tells a landlord they can hand over completely is overselling it.
Anything above your agreed spending limit, and any major work. We get the quotes and give you a recommendation. You decide.
The duties listed below sit with you as the landlord however they are carried out. We do the work and keep the records. The liability stays yours.
Rental income is yours to declare. We give you the statements and the annual summary; your accountant does the rest.
If you want the property back, that decision is yours. We serve the notice correctly and handle the process.

A letting agent in England has to publish its fees, its client money protection and its redress scheme membership on its own website. That is not optional and it cannot launch without them.
Start with a rental valuation. Your local agent will tell you what the property should achieve and which level actually suits it.
Getting the right tenant matters more than getting a tenant quickly. Your agent handles the marketing, the referencing, the compliance and, if you want, everything after that.
We market the property, find and reference the tenant, and set up the tenancy. You manage it from there.
Everything in the other two levels, plus the day-to-day. The option for landlords who do not want a phone call about a boiler at nine on a Sunday.
Everything in let only, plus we collect the rent and chase it when it is late.
Every level of service, what is included in each, and what anything outside it costs. No percentage that only appears once you are already on the phone.
A letting agent in England has to publish its fees, so this is not a courtesy, but the version we publish is meant to be readable rather than merely compliant.
[ALL FEES TBC] The fees page is built and linked, but every figure on it is a placeholder until Yuvello confirms them.
What you are actually buying when you hand a property to a managing agent.
Credit and affordability checks, employment and previous-landlord references, and right to rent checks on every adult occupier. The point is not the paperwork. It is a tenant who pays on time and looks after the place.
An empty month costs more than a slightly lower rent. Your agent prices to the comparable evidence, markets the property properly across the portals, and does the viewings personally rather than fitting them around a branch rota.
Rent in, costs out, and an annual summary your accountant will accept without rebuilding it. Included from rent collection upwards, so you can see what the property is actually returning.
Gas, electrical, EPC, alarms, deposit protection and right to rent all carry dates and penalties. Your agent tracks them and tells you before they expire. The legal responsibility stays yours, which is exactly why it should not sit in your calendar alone.
On fully managed you stop being the first phone call. Repairs, contractors, routine inspections, renewals and the boiler that fails on a Sunday night all go to your agent instead.
Every Yuvello agent is an experienced local property professional running their own business, not a trainee working a branch list. Your property does not get passed around, and you always know whose name is on it.
Letting a property in England carries real legal obligations, and the penalties for missing them are significant. Your agent tracks these and tells you before they expire, but the responsibility remains yours.
This is a summary for orientation, not legal advice, and requirements change. [COMPLIANCE WORDING TO BE REVIEWED BY COUNSEL]
Property management goes wrong in the gaps: the certificate nobody renewed, the leak nobody attended, the tenant who stopped answering. Those gaps open up when the property is one of six hundred on a regional list.
A Yuvello agent runs their own book. They know the property, they know the tenant, and they are the person you call.
A free rental valuation from a local agent, with the comparable evidence behind it.
It depends on the property, the area and the asking rent. Your agent will give you a realistic timescale at the valuation rather than an optimistic one to win the instruction.
Yes: affordability, employment, previous landlord references and right to rent checks on every adult occupier.
Under rent collection and fully managed we chase arrears and keep you informed from the first missed payment. What happens next depends on the circumstances, and your agent will talk you through the options. [RENT PROTECTION / LEGAL COVER OFFERING TBC]
It is protected in a government-approved scheme within the statutory 30 days. [SCHEME TBC]
[CMP SCHEME TBC]. Client money protection is a legal requirement for agents holding client money and the certificate must be available on the site before launch.
What each level of service costs, what is included in it, and what anything outside it is charged at. Published in full, because a fee you only hear on the phone is not a fee you can compare.
These are part of fully managed and are not charged on top. If a fee appears for any of them, ask.
This list is drafted from the service levels on the Landlords page and must be checked against the terms of business before launch. The two documents have to say the same thing.
Any letting agent holding your money must belong to a client money protection scheme and to a government-approved redress scheme, and must display both, along with its fees, on its own website. That applies to Yuvello exactly as it applies to everyone else.
Ask for the fee basis in writing: whether the percentage is of rent due or rent received, whether it is charged during void periods, what happens if the tenant leaves early, and what the notice period is if you want to move the property elsewhere. An agent who will not put that in writing is telling you something.
[CMP SCHEME TBC] · [REDRESS SCHEME TBC] · [VAT REGISTRATION TBC]
A rental valuation and a written fee quote from the agent who would actually handle it.
Renting is stressful enough without an agent who will not return a call. You get a named person, an honest view on whether you will be accepted, and no surprises in the costs.
Tell us the area, the budget, when you need to move and anything that matters: pets, parking, a spare room that has to be a study.
Arranged around your working week, with an agent who can answer questions about the property, the landlord and the street.
One application, one point of contact. Your agent will tell you honestly whether it is likely to be accepted before you pay anything.
Affordability, employment and previous landlord checks, plus right to rent. Your agent tells you what is needed up front rather than in instalments.
Signed agreement, protected deposit, inventory, keys.
Having these ready makes an application faster and considerably less stressful.
A good agent tells you this before you ask. Your deposit must be protected in a government-approved scheme within 30 days and you must be told which one. Your home must be safe, with a valid gas safety certificate and working alarms. Repairs that are the landlord's responsibility must be dealt with in reasonable time.
Summary only, not legal advice. [TO BE REVIEWED BY COUNSEL]
Most landlords look for annual income of around thirty times the monthly rent, though it varies and a guarantor can change the picture. Your agent will tell you where you stand before you spend anything.
Sometimes. It depends on the landlord and the property, and it is worth asking rather than assuming. Tell your agent up front so they only show you places that are actually possible.
Self-employment, a new job or a gap in renting history are all normal. Tell your agent early and they can put the application forward properly rather than have it fail on a technicality.
Once referencing is complete, usually within a week or two. Referencing is the part that takes time, and it goes faster if you have the documents ready.
Not what an agent thinks you want to hear. A considered figure, with the comparable evidence behind it, from someone who has seen the property.
One is instant, one is accurate. Most people do the online estimate first and then book a visit to find out what the figure actually means for their property. Neither commits you to anything.
Your local agent visits, walks the property with you, and gives you a figure they can defend with comparable evidence. Thirty to forty-five minutes, and you can ask them anything, including what is worth spending money on before it goes to market, and what is not.
An immediate estimate drawn from recent local sales. Good for a ballpark figure in thirty seconds. It has never seen inside your property, so it cannot know about the extension, the new roof or the damp, which is why it is a starting point, not an answer.
A valuation is not a guess and it is not an average of the street. It is evidence: what genuinely comparable properties have sold for recently, adjusted for the things that make yours different.
It is common to invite three agents and instruct the one who says the biggest number. It is also the most reliable way to sell for less.
An overpriced property gets its best exposure in the first two weeks, when the people most likely to buy it look at it and decide it is too expensive. By the time the price comes down, those buyers have gone and the listing looks stale. Sellers who start at the right number usually finish higher than those who start too high and reduce.
Ask every agent for the evidence, not just the figure. If they cannot show you comparable sales, they are guessing, or bidding for your instruction.
A free, no-obligation visit from your local agent, with the comparable evidence behind the figure.
Yes, and there is no obligation to instruct us afterwards.
Usually thirty to forty-five minutes, depending on the property and how many questions you have. Ask plenty.
No. Your agent would rather you came back in six months ready than instructed today unconvinced.
Yes, and it is sensible. Knowing where you stand a year out makes remortgaging, planning and deciding what to spend money on considerably easier.
An experienced local agent will visit, walk the property with you and give you a figure they can defend with comparable evidence. It takes thirty to forty-five minutes and commits you to nothing.
Would rather just have a number? The instant online estimate takes seconds, though it has never seen inside your property.
A few details, and your local agent will call to arrange a time that suits you.
Your local agent calls to arrange a time, evenings and weekends included, because that is when most people are free.
Thirty to forty-five minutes. They will look at the whole property, ask about what you have done to it, and answer anything you want to ask.
In writing, with the comparable sales it is based on. What you do next is entirely up to you.
None of this is essential, and the agent can work without it, but it makes the figure sharper.
Booking a valuation does not commit you to selling, to listing with Yuvello, or to anything at all. Plenty of people get a valuation a year before they move, or simply to know where they stand.
If the agent thinks now is a bad time to sell your particular property, they will say so. That is the point of asking someone who does this for a living rather than a website.
[PRIVACY WORDING TBC: the form must carry a link to the privacy policy and the lawful basis for contacting you.]
Yes, and there is no obligation to instruct us afterwards.
Usually within a few days. Your agent runs their own diary rather than waiting for a branch rota, so evenings and weekends are normal.
No. The agent is valuing the property, not the housework. They have seen worse than yours.
That is the best time to get one. Knowing where you stand a year out makes remortgaging, planning and deciding what to spend money on much easier.
Yes. Say so in the message and your agent will value it for letting as well as, or instead of, selling.

View profileYuvello agents are not employees working a branch rota. They are experienced property professionals running their own businesses, using Yuvello's brand, technology and support.
That changes the incentives. Your sale is their reputation and their income, and there is no branch manager reallocating your file to whoever has capacity.
Trade under your own name, keep most of your commission, and get the brand, technology and support of a national agency behind you.

[BIO TBC] Every agent profile needs a short piece in the agent's own words: how long they have worked the area, what they specialise in, and what a client should expect from them. Two or three paragraphs is enough, and it should sound like the person rather than the brand.
[BIO TBC] Yuvello has not supplied this copy, and it is not the sort of thing that can be written on someone's behalf. Ask Kellie for a few paragraphs, or interview her for fifteen minutes and draft it for her approval.
These commitments come from the Yuvello model and apply to every agent, so they are safe to publish on any profile.
If any agent works differently, this list has to change on their profile. Do not publish a shared promise that an individual agent does not keep.

They told me the flat was worth less than the agent before them, and explained exactly why. It sold in eleven days at the number they gave me.
I dealt with the same person from the first viewing to the day I got the keys. After two previous purchases, that was new.
I have four properties and I no longer think about any of them. That is the whole review.

[BIO TBC] Yuvello has supplied a name, a photograph and a coverage area for this agent and nothing else. A profile needs a short piece in the agent's own words: how long he has worked central London, what he specialises in, and what a client should expect from him.
[COVERAGE TBC] 'Central London' is broad enough to mean very different things to a buyer in Marylebone and one in Bermondsey. Before launch this should name the boroughs or postcode districts Hasan actually covers, in the same form as every other agent's patch.
These commitments come from the Yuvello model and apply to every agent, so they are safe to publish on any profile.

Yuvello is a UK estate agency without a high street. Our agents are experienced professionals running their own businesses under their own names, with the brand, technology and support of a national agency behind them.
The best estate agents are usually the ones who have been doing it longest in one area. They know which streets flood, which schools people move for, and what a house is really worth. For most of them, the only two options have been to stay in a branch and hand over most of what they earn, or go completely alone and lose the brand, the systems and the support.
Yuvello exists to remove that choice. Our agents keep their own name and most of their commission, and get a national brand, modern technology and a real team behind them.
For you as a customer, the effect is simple: you get an experienced agent who is personally accountable for your property, rather than a branch where your file moves between whoever is free.
An honest valuation beats a flattering one. We would rather lose an instruction than win it on a number we cannot defend.
The agent who values your property is the agent who sells it. You will have their direct number.
Our agents choose their patch and usually live in it. Local knowledge is not a marketing line, it is the product.
Modern systems, correct compliance, and a national brand standing behind every agent.
Every Yuvello agent runs their own business. Yuvello provides the brand, the technology, the marketing, the compliance framework and the support team.
It is the same model that has reshaped estate agency in the United States and Australia, built here for the UK market.
Find the person who covers your area, or ask us anything.
Every review here is tied to a real move and a named agent. We publish the ones that are not flattering too. An agency that only shows five stars is telling you something about its editing, not its service.

Reviews that live only on a company's own website are worth very little, because the company chooses which ones appear. Ours are collected through an independent review platform and displayed here as they were written.
That means we cannot delete a bad one, and we would not want to. If something went wrong on your move, we would rather it was visible and answered than quietly removed.
[REVIEW PLATFORM TBC: Google, Trustpilot or similar. The wording above only stands if reviews are genuinely collected this way. If they are not, this section must be rewritten or removed.]
Every Yuvello agent has their own reviews. Find yours and read them before you call.

Yuvello is the UK cloud agency built for experienced estate agents who want their own business without losing the brand, the systems and the people behind them. Your name out front. Our backing behind it.
No high-street office, no branch rota, no manager reallocating your files.
Have you ever worked out what your billings actually earned the branch, and what share of it reached you?
And have you stopped short of going alone because of what you would lose: the brand a vendor recognises, the portal feeds, the compliance cover, the people to ask?
Yuvello exists for agents who answered yes to both. You keep your own name and most of your commission; we carry the brand, the technology and the support.
You do not need to be all of these. Most of our agents recognise themselves in one.
You are good at this, you bill well, and you have worked out roughly what the branch keeps. You are not unhappy with the job. You are unhappy with the split.
You already went out on your own and found the hard part is not selling houses, it is everything else: compliance, portals, chasing, and having nobody to ask.
You run a small agency and spend your week on overheads and admin rather than listing and selling. You want the work back and the cost base gone.
You left the industry, or took time out, and want back in on terms that fit around the rest of your life.
You want to build something that is genuinely yours, in a market you understand, with a brand and a system already built.
You are the brand people call. Yuvello is the reassurance behind it, not the name that replaces yours.
A tiered split that rises as you bill. We will run it against your actual figures on the call.
No patch, no territory, no permission needed. Work wherever your network is.
Portals, CRM, personal microsite, marketing software, AML platform, invoicing, boards and print, email and storage, training portal.
A regional support office, mentorship and an agent network you can actually ask. Self-employed is not the same as alone.
Structured training whether you are experienced or coming back to the industry.
AML, redress and the frameworks that are genuinely tedious to build alone.
Referral schemes and revenue streams beyond your own sales.
You run your diary. Evenings and weekends are when buyers are free. That is your call, not a rota.
You keep the large majority of the commission you generate, and your share rises once you pass an annual threshold. The revenue share Yuvello takes comes out of the company's side of the fee, not yours.
There is a one-off set-up cost and a flat monthly licence. It is the same for every agent, whatever you bill: no percentage creep, no tiered packages, no deductions you find out about later.
Published figures are the least useful part of a decision like this. They describe an average agent who does not exist, and they tell you nothing about what the model would do to your income.
On the discovery call we take your last twelve months and work it through properly, including the months where this would not have suited you. The full commission structure, fees and third-party costs are set out in writing before you commit to anything.
If it does not stack up for you, we would rather establish that on a call than after you have handed in your notice.
The self-employed model is not new. It reshaped estate agency in the United States and Australia before it arrived here. What is new is a version built for the UK market rather than translated into it.
The global networks will give you a brand and a platform, and put their name in front of yours. Going fully independent gives you your name and nothing else. Yuvello is the middle that did not exist: your name out front, a national brand behind it, and support in your timezone.
A short check that this model fits where you are and what you want. It is not for everyone and we would rather say so early.
The application form. Ten minutes.
A proper conversation about your billings, your patch and what you would be walking away from.
Company registration, ICO, redress scheme and AML: we tell you exactly what is needed and what each costs at cost.
Systems, tools, brand assets and your personal microsite set up.
You are live, listed as a Yuvello agent, and trading under your own name.
No. You are self-employed and run your own business, backed by Yuvello's brand, technology and support. That is the whole point of the model.
Yes, and we will walk you through registering one. The third-party costs (company registration, ICO, DBS, redress scheme, AML registration) are passed on at cost, not marked up.
No. There are no geographical restrictions. You work wherever your network is.
Then the honest answer is that the first months are hard, and the training and mentorship matter more than the commission split. We will tell you that on the discovery call rather than after you have signed.
That depends entirely on your existing contract. Check your restrictive covenants and notice period before you apply. We will ask about them.
Once the discovery call is done, most of the timeline is company registration and compliance. [TYPICAL TIMESCALE TBC]
If the model makes sense to you, the next step is a conversation, not a commitment.
For anything about a specific property, your local agent is the fastest route. For everything else, this reaches the Yuvello team.
The fastest answer to anything about a specific property, a valuation or a viewing. Your agent has the detail; the office does not.
17 Hanover Square, Mayfair, London W1S 1BN
Repairs, rent, tenancy paperwork and anything else on a managed property go to the property management team, not to your local agent. They are the fastest route once a tenancy is running.
Tenants can log a repair or maintenance issue in the tenant portal at any hour, track what happens next, and see who has been assigned.
What we do with the information you give us, why we are allowed to do it, how long we keep it and what you can ask us to do about it.
[DRAFT, NOT YET APPROVED] This page was drafted from what the website actually does. It has not been reviewed by a solicitor or a data protection specialist, and several facts in it are still placeholders. It must not be published in this state. See the list of outstanding items at the foot of the page.
We are an estate agency. If you ask us to value, sell or let a property, if you register a search, if you enquire about a property or if you sign up to our newsletter, we need some information about you in order to do what you have asked.
We do not sell your information. We share it only with the people who need it to deliver the service, and where the law requires it. You can ask us what we hold, ask us to correct it, and in most cases ask us to delete it.
This policy tells you the detail. If anything in it is unclear, ask us and we will explain it in plain terms.
Yuvello Ltd is the data controller for the information described in this policy, which means we decide what is collected and what happens to it. We are registered in England and Wales.
If you have a question about your information, or you want to make a request or a complaint about it, use the contact details below and say what your question is about.
Yuvello agents are self-employed. They run their own businesses under the Yuvello brand, and the agent who deals with you keeps records about your property and your enquiry in order to do their job.
[CONTROLLER POSITION TBC] The relationship between Yuvello Ltd and its agents has to be settled before this page is published, because it determines who is answerable to you for your information and who you can bring a request or a complaint to.
Each entry below is a thing we actually ask you for on this website, or that we generate while dealing with you.
Your name, email address, phone number, the property address and postcode, what you are valuing for, and anything else you choose to tell us.
Your name, email address, phone number, the areas you want, property type, bedrooms, budget, your must-haves, where you are up to in your own move, your mortgage position and your timescale.
Your name, email address, phone number, postcode, what the enquiry is about and your message.
Your email address, and a record of when and how you signed up.
Identity documents and proof of address, proof of funds or mortgage position, your solicitor's details, references and, for tenants, right to rent documents.
Technical information such as your device type, browser, approximate location from your IP address, and the pages you visit.
Most of it comes from you, when you fill in a form on this site, call us, email us or speak to an agent.
Some of it comes from elsewhere. We may receive your details from a property portal when you enquire through it, from a third party that verifies identity or funds, from the Land Registry and other public records, and from a referral if somebody puts us in touch with you.
[SOURCES TBC] The exact list depends on which portals, referencing providers and identity checking services Yuvello ends up using, and each one has to be named here before launch.
We share your information only where it is needed, and we do not sell it.
[PROCESSOR LIST TBC] Every supplier that handles personal data on our behalf must be named or described here, and must be under a written contract that meets Article 28 of the UK GDPR before any data reaches them.
We will send you marketing by email where you have asked us to, or where you have used our services before and have not told us to stop.
Stopping is always easy. Click unsubscribe in any email, reply and ask, or use the contact details at the top of this page. It takes effect on all marketing, not just the message you replied to, and it does not affect the emails we have to send you about a transaction you are part of.
[REFERRAL AND THIRD PARTY MARKETING TBC] If Yuvello intends to pass details to conveyancers, brokers or other partners for their own marketing, that needs separate, specific consent and must be described here.
[TRANSFERS TBC] Most cloud services store or process data outside the UK. Once the platforms are chosen, this section must say whether that happens, which countries are involved, and what safeguard is relied on, normally UK adequacy regulations or the International Data Transfer Agreement or Addendum.
We take reasonable technical and organisational measures to protect your information, including access controls, encryption in transit and keeping records in systems rather than in personal inboxes and spreadsheets.
[SECURITY MEASURES TBC] This paragraph should describe what is actually in place, not what is aspirational. It also needs a breach procedure behind it: a reportable breach has to reach the ICO within 72 hours of Yuvello becoming aware of it, which is not achievable without a named person and a documented process.
Cookies are small files a website stores on your device. Some are necessary for the site to work. Others measure how the site is used, or support advertising.
[COOKIE LIST AND BANNER TBC] This prototype sets no cookies at all. The live site will, and before launch it needs a cookie policy listing each one with its purpose and lifetime, and a banner that genuinely allows refusal. Note the change made by the Data (Use and Access) Act 2025, in force since 5 February 2026: some statistical and low risk cookies can now be set on an opt-out basis rather than requiring prior consent, but advertising and tracking cookies still require consent, and penalties under PECR now reach 17.5 million pounds or 4 per cent of global turnover.
You have the following rights over your personal information. To use any of them, contact us using the details at the top of this page. We will not charge you, and we will respond within one month. If your request is complicated we can extend that by two months, and we will tell you if we do.
If we need more detail to find what you are asking for, we can ask you to clarify, and the clock pauses while we wait for your answer.
If you are unhappy with how we have handled your information, tell us first. Use the contact details at the top of this page and say what has gone wrong. We will acknowledge your complaint within 30 days and take appropriate steps to look into it.
If you are still unhappy, you can complain to the Information Commissioner's Office, the UK regulator for data protection, at ico.org.uk or on 0303 123 1113. Complaining to us first does not take away your right to go to them.
We will update this page when what we do with information changes. The date below is when it was last revised. If a change is significant we will tell you directly rather than rely on you noticing it here.
This block is for the Yuvello team and will be removed before launch.
